    Highlands Ranch is a 22,000-acre master-planned community located in the North-West portion of unincorporated Douglas County. Founded in 1981, the community has a population of approximately 97,000 in 29,000 single family homes and 3,289 apartments. Highlands Ranch is an upper-middle class community located 12 miles south of Denver along C-470 and approximately one mile west of Interstate 25 (I-25)  This location provides easy access to transportation (Denver International Airport, regional light rail), the mountains, Denver, Boulder, Aurora and Colorado Springs metropolitan areas.

    More than 1,000 acres of land have been designated for corporate headquarters, office, industrial, commercial, and other business uses. These properties will be able to accommodate a total of seven million square feet of commercial development. Over two million square feet of office, commercial, and industrial space have already been built. Highlands Ranch is currently home to more than 2,000 businesses employing in excess of 19,000 people, many of who live right in the community.

    The business community is supported by the Chamber of Commerce of Highlands Ranch (www.highlandsranchchamber.org). Membership consists of more than 260 entities representing a wide spectrum of businesses.  The Chamber has ongoing efforts for networking, economic and business development, and actively monitors pending state level business legislation.

    Access to Quality Education

    Highlands Ranch is currently served by 18 public elementary schools, four middle schools, and four high schools within the highly acclaimed Douglas County School District.  A strong emphasis on education is a time-honored tradition in Douglas County.  The school district’s mission is to promote the acquisition of knowledge, development of skills for learning, the understanding of ideals and values, and the enhancement of individual potential. It prides itself on a well-researched and integrated curriculum, a rich array of extra-curricular offerings, strong community involvement, and a board of education with a vision of being among the top school districts in the nation.

    The Highlands Ranch Christian School and Cherry Hills Community Church both offer private elementary schools and Valor Christian High School that serve the community. Highlands Ranch is just minutes away from a variety of higher and continuing-education opportunities including Arapahoe Community College, the University of Denver, Metropolitan State College and the University of Colorado-Denver campus.

    Healthcare, Lifecare, and Medical Facilities

    Peace of mind comes with knowing that excellent state-of-the-art hospitals (Littleton Adventist and Skyridge Medical Center), medical offices, and specialty facilities are located within Highlands Ranch and nearby communities to meet residents’ health needs.  Highlands Ranch is also the home of the Wind Crest and VI retirement communities.  They can provide residency for senior family members relocating to be closer to their families.


    Auto – C-470 runs east and west near the northern boundary of Highlands Ranch, with five full interchanges serving the community.  C-470 connects with I-25 providing north and south access through Colorado’s Front Range business region, and with I-70, which runs east and west through the Rocky Mountains. U.S. 85, a north/south highway, generally borders the property on the west.  E-470 permits travel around the east side of the Denver metro area providing easy access to Denver International Airport.

    Bus – The Regional Transportation District (RTD) provides express bus service to downtown Denver and surrounding communities and offers two park-n-Ride facilities in Highlands Ranch with quick and easy access to light rail at Mineral and Santa Fe. With the passage of RTD’s FasTracks project, RTD will extend light rail to Lucent Blvd. in Highlands Ranch by 2016.

    Air – Highlands Ranch is approximately 40 minutes from Denver International Airport and 20 minutes from Centennial Airport (one of the largest general aviation facilities).

    The Highlands Ranch Metro District is the local government in Highlands Ranch, Colorado.  The Metro District provides municipal services and efficiently manages community resources.

    Centennial Water & Sanitation District is the water and wastewater utility serving Highlands Ranch.  Centennial Water has built a reliable and highly-respected water portfolio, based on a conjunctive use system, to serve its customers.

    Highlands Ranch Community Association (HRCA)
    The HRCA is a nationally award-winning nonprofit organization and the largest homeowners association in the nation.  The HRCA provides leadership, architectural control, covenant enforcement, operation and maintenance of four first-class recreation facilities for the benefit of Highlands Ranch.  The HRCA is “Building a Lifestyle you want to Live!”
